The job

What an attic conversion involves

  1. 01

    Is the attic suitable?

The height under the ridge, the pitch of the roof and how the roof is built decide what is possible. A modern trussed roof takes more work than an older cut roof.

  2. 02

    A new floor

Ceiling joists are not built to carry a room. A new floor structure goes in, sized for the span, before any boarding.

  3. 03

    Dormers and roof windows

Roof windows fit between the rafters. A dormer adds headroom and floor space, and means opening the roof and framing a new structure.

  4. 04

    Stairs and walls

A proper stairs needs headroom over it and space on the landing below. Stud walls and insulation then form the room.

Cost

What sets the cost of an attic conversion

No two attics are the same, so a fair price for an attic conversion comes from seeing yours. These are the things that make the difference to the cost.

  1. 01

    How the roof is built

Older cut roofs often have open space under the rafters. Modern trussed roofs have timbers crossing the attic, and they have to be reworked before there is a room.

  2. 02

    Headroom

The height under the ridge decides how much of the floor you can stand on. Less height usually means a dormer.

  3. 03

    Dormer or roof windows

Roof windows are the smaller job. A dormer means opening the roof and building a new structure, with a roofer to finish it.

  4. 04

    The stairs

Where a stairs can go, and what it takes from the landing or room below, is often the hardest part of the design.

  5. 05

    What the room is for

Storage, a home office or a bedroom. A room to sleep in has to meet the Building Regulations, which adds to the work.

  6. 06

    The finish

Insulation, slabbing and plastering, electrics, flooring, a door, built-in storage in the eaves: each one adds to the job.

  7. 07

    Getting at it

Scaffolding, and how materials get up to the attic, both count, especially on a terrace.

The quickest way to a price: send photos of the attic from the hatch, the landing below it, and the roof from outside. Send them on WhatsApp
